Hotel Bistrin
Location:
Set close to Valan supermarket, the hotel is facing the Pirin Mountain to the south, as the view is not obstructed by other buildings. To the north you can see the Rila Mountain across the green area stretching behind the hotel. There is a municipality road planned on the north side of the building connecting it to the road to Razlog. The lot allows for building additionally a swimming pool in the front or other recreational areas. The building itself can be further expanded to the east in case more rooms are needed.

General look:
The building is designed in the unique Bansko architectural style, the outside of the top floor is laid with timber sheeting and the ground floor wall is covered with stone flat tiles adding to the traditional look of the hotel.

Size of the plot:
The plot stretches over 770 sq.m. and the total floor area of the hotel is 650 sq.m.

Floor plans:
Designed as a three – floor hotel, the building allows for a restaurant - mehana on the ground floor along with a lobby bar, ski storage room, kitchen area and toilets. The central heating area is also on the ground floor but it has a separate entrance.
The living area is planned for the first, second and top (mezzanine) floors as the first two have identical layout of the rooms. There are four bedrooms facing south, each one has a bathroom, a hall and a balcony. On each floor there are two rooms with no balconies facing north. The top (mezzanine) floor consists of three apartments - two facing south as each of the rooms has a balcony and one facing north without a balcony. Each apartment has a bathroom, a hall, a bedroom and a living room.

Room description:
Each room on the first and second floors is 20 square meters in size including the hall and the bathroom, the ceiling is covered with plaster board for better insulation, while there is a false ceiling in the bathroom. The rooms can accommodate a double bed, two or three beds, bedside tables, wardrobe and a chest of drawers. There is central heating, so each room has a radiator fitted in it. The bathrooms are all laid in tiles and have a sink, a toilet, a shower area and a PVC door to them.

All rooms on the south side have balconies (about 3 square meters) each with wooden railings and covered with tiles offering unique view of the mountains. All windows are double glazed and set in PVC mahogany colour frames preserving the Bansko look of the building along with the timber sheeting along the top floor and the wooden railings of the balconies.

The apartments on the top floor with their peaked ceilings create comfort and offer a unique view of Bansko and Pirin mountain to the south and to the north an unobstructed view of Rila mountain and extensive green areas. Each one has a living room and an adjoining bedroom, a bathroom and a hall. The two apartments facing south are complemented with two balconies each. The living room is furnished with a sofa bed, two armchairs, a coffee table and a chest of drawers.

Payment Plan:
5 % from the purchase price reservation fee
70 % - 20 days after signing a preliminary contract
30 % - upon transfer of title deeds 31


Facilities:

  • Parking: the first year after the construction, the space on the southern side of the hotel will be used as a parking lot. There is space planned for parking after the road on the northern side is cut by the municipality, across the road in the green area with the size of 116 sq.m.;
  • Heating: central heating, oil fed radiators fitted in all premises;
  • Furniture: each room is furnished with double beds or two single beds, bedside tables, wardrobes;
  • Restaurant - tavern (mehana) which holds 36 guests - not furnished, kitchen not fitted
  • Ski storage room
  • Lobby bar - fully finished and furnished
